Facilities Manager

Part American palace, part industrial shed, Park Avenue Armory is dedicated to supporting unconventional works in the visual and performing arts that need non-traditional spaces for their full realization, enabling artists to create and audiences to experience epic and adventurous presentations that cannot be mounted elsewhere in New York City.

Facilities Manager
Working in conjunction with the Director of Facilities, the Facilities Manager is responsible for the day-to-day operations of the Facilities department, including supervising, managing, and hiring, staff; coordinating, processing, and performing work requests; supporting a wide range of program and event activities; managing equipment, supplies, service contracts, contractors, and vendors; and assisting with budgets, policies, and procedures. The Facilities Manager brings significant experience in managing staff, services, and facilities in support of operations, programs, and events, and is a key member of the facilities team.

The Facilities Manager reports to the Director of Facilities, and directly supervises the Superintendent, four full-time maintenance staff, and several part-time maintenance staff, as well as vendors and contractors.  The Facilities Manager works in close collaboration with colleagues in operational areas, and interacts frequently with managers and staff in production, programming, development, education, and other departments requiring facilities support and services.

To perform this job successfully, an individual must be able to perform each essential function to a high professional standard.  The requirements listed below are representative of the knowledge, skill, and/or ability required.  Ideal candidates will be organized, motivated, high-energy, hands-on self-starters who work well within a fast-paced environment.

• Bachelor’s degree, preferably in a technical field.
• Minimum of five years of facilities management experience, preferably in a fast-paced arts, cultural, or entertainment organization.
• Proven skill in handling diverse constituencies, managing multiple tasks and projects simultaneously, and excelling in complex environments with rapidly changing priorities and competing deadlines.
• A good listener, organizer, and manager; comfortable receiving input from many sources, and able to analyze and act expeditiously in response to immediate needs and in well organized and calm manner.
• Demonstrated ability to deal with ambiguous and uncertain situations and take positive actions to ensure the best quality operation is delivered daily.
• Demonstrated ability to lead by example and to professionally and effectively manage and motivate diverse staff and vendors.
• Exceptional verbal communication and interpersonal skills.
• Excellent problem-solving skills and attention to detail.
• Proficiency in the Microsoft Office suite, including Outlook, Word, and Excel.
• Availability to work nights, weekends, and holidays, as needed, and to respond to emergency situation on an “on call” basis.
• FDNY S-12, S-13, and S-95 licenses preferred; EPA Universal Refrigerant Certification preferred.
• Ability to speak conversational Spanish a plus.

The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job.  While performing the duties of this job, safety is always a priority.  The employee is frequently exposed to moving mechanical parts.  The employee is occasionally exposed to wet and/or humid conditions; high places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; risk of electrical shock; and vibration.  The noise level in the work environment is usually moderate to occasionally loud.
